New York Luxe requires our apartment owners to have a property manager or responsible caretaker, who will welcome guests upon check in and ensure a proper checkout at 10am. Manager or caretaker will be responsible for ensuring the cleanliness of the apartment upon guest arrival. If you do not have a property manager, New York Luxe can offer recommendations.

This person should be reachable during the week in the event of any unforeseen circumstance. Should a maintenance problem occur at the property, such as a faulty boiler, leaks, etc., the caretaker must resolve it immediately. For accidental breakages caused by the guests, the security deposit is on hand.

Among the most important requirements in order to list your luxury apartment is that it should be located in Manhattan below 96th street or in desirable Brooklyn neighborhoods such as Brooklyn Heights, DUMBO, Williamsburg or Park Slope. The apartment should be recently renovated with a well equipped kitchen. Prior to accepting your property, New York Luxe must visit the property first to determine its appeal to our market and to meet your property manager. US agents traditionally occupy the apartment for one-two nights during off season.
